For US Buyers Considering New Zealand

Moving from the US to New Zealand — and the home that just opened up to qualifying buyers.

For the first time in seven years, qualifying Americans can move to New Zealand and buy luxury property here. On March 6, 2026, the New Zealand government reopened its market to holders of the Active Investor Plus (AIP) visa. 2 Galatea Terrace — a fully renovated Victorian villa in Auckland's most prestigious coastal suburb — is one of the homes now available under the new rules.

An ultra-rare opportunity in Herne Bay. Comparable luxury homes in Malibu, Atherton, or the Hamptons trade at multiples of New Zealand's market — making this one of the most asymmetric values in global luxury real estate right now.

What just changed on March 6, 2026

The Active Investor Plus visa is New Zealand's residency-by-investment program for high-net-worth individuals. As of March 6, 2026, AIP visa holders may purchase one residential property in New Zealand valued over NZD $5,000,000. Overseas Investment Office (OIO) consent for a qualifying purchase takes approximately 5 working days, with a fee of approximately NZD $2,040.

The property may be used as a primary home, holiday home, or for business. The visa requires only 21 days of physical presence in New Zealand over 3 years. Partners and children up to age 24 are included automatically.

Why so many Americans are looking south right now

Americans now make up 40% of AIP visa applicants — the largest single nationality. US traffic to New Zealand property websites is up 56% year over year, with more than 36,000 overseas searches for NZ homes over $5M in the past 12 months.

The drivers, in plain terms

One Texas-based AIP applicant publicly named Herne Bay as his target suburb.

What the move actually looks like

For a qualifying American buyer, the high-level path is:

  1. Confirm AIP visa eligibility. Most AIP applicants invest NZD $5M+ in qualifying NZ businesses or funds. A New Zealand-licensed immigration adviser confirms eligibility.
  2. Plan the US side. Many international moves involve selling a US home, restructuring assets, and timing the transition. If you're in Southern California, I can help with that part — see below.
  3. Get connected. Use the form below and I'll personally introduce you to vetted New Zealand-licensed advisers (immigration, legal, real estate) who specialize in international buyers.
  4. Tour and apply. Most international buyers tour virtually first, then visit. OIO consent for AIP holders typically takes around 5 working days once a purchase is agreed.
